Frequently asked questions
What do I need to send you?
Your address, contact details, a few photos and any instructions you'd like in your book. We research the local links and do all the translating.
Which languages is it in?
Spanish and English, the legal minimum, plus two languages of your choice, usually where most of your guests come from. We translate everything.
How do my guests open it?
They scan the QR code on your welcome sign and it opens on any phone. No app, nothing to download.
Can I change it later?
Yes. Updates are free, for example a new Wi-Fi password or seasonal times. The QR code never changes, so there's nothing to reprint.
Do you supply the official emergency and complaints posters?
These are tied to your registration and you download them yourself with your digital certificate. We supply A4 stands to display them.
How much does it cost?
€99 + local taxes for the first year, then €49 + local taxes a year from year 2, which includes a fresh redesign and unlimited changes. No monthly fees. Owners with more than one property get 20% off each one.
Does this make my rental fully compliant?
It covers the information your guests must be able to find. Your registration, plaque, insurance and guest registration (SES.Hospedajes) stay your responsibility. This is a guide, not legal advice.
What is a digital guest book?
A digital guest book, also called a digital welcome book, is a guide to your holiday home that guests open on their phone by scanning a QR code. It covers Wi-Fi, check-in and check-out, appliance instructions, emergency numbers and local tips, in your guests' own language.
What information must a holiday rental in Spain give guests?
Usually emergency numbers, house rules and how the home works, safety information, a notice that complaint forms are available, a contact number and your registration number. Exact rules vary by region. Our digital guest book puts all of this in one place.
Do I need my registration number on Airbnb and Booking.com?
Yes. Your registration number must appear on every listing and advert, and platforms now check it against the official register.
Do you cover all the Canary Islands and mainland Spain?
Yes. We create welcome books for holiday rentals on all seven Canary Islands (Tenerife, Gran Canaria, Lanzarote, Fuerteventura, La Palma, La Gomera and El Hierro) and across mainland Spain, and we post your welcome sign and poster stands to you.
Can I manage my holiday rental in Spain from abroad?
Yes. Many owners live in the UK, Germany, the Netherlands, Scandinavia or North America. Your digital welcome book answers guests' questions while you're away, and we update it whenever you need. You still need someone to send guest registrations to SES.Hospedajes within 24 hours, such as a local manager or check-in service.
